Mike King has an established formula for evaluating real-estate opportunities in Los Cabos. I built a system that applies his formula to saved MLS searches and brings the ranked listings and market information together on his website. He uses the rankings in his newsletter to attract prospective clients and bring in new business, as well as helping existing clients compare properties and decide what to buy. The supporting automation keeps listing data and ranked Google Sheets results up to date.

Mike’s market rank compares properties using his formula. A separate buyer match rank considers what a particular buyer wants. Keeping both visible lets him distinguish a property’s position in the market from how well it suits that person.

This walkthrough uses an example buyer. The Google Sheet shows Mike’s ranked output.

Set the buyer’s criteria

This buyer has a $250,000 budget and wants at least two bedrooms and two bathrooms. A pool is required; furnished and ocean view are preferences. Mike can record those differences instead of treating every feature as equally important.

The buyer’s requirements stay separate from their preferences.

Compare the matches

The shortlist shows each property’s price, buyer match rank and market rank. It also explains which requirements the property meets and what makes it relevant, so Mike can compare the reasons for a match before opening the listing.

Compare the leading matches, including unmet preferences and the points behind each buyer score.

Review a property

Opening a candidate keeps the buyer’s criteria alongside the photographs, pricing and property details. Mike can inspect the listing, then return to the same shortlist. The ranking helps him narrow the search; he still makes the recommendation.

Keep the comparison available

The automation also updates Mike’s Google Sheets, with combined rank, price rank and price per square foot rank alongside the listings. This keeps the comparison available in the format he uses with clients and for his newsletter.

Behind these views, the system syncs listings from the MLS feed and checks the data for issues, including duplicates. That maintenance supports the part Mike’s clients see: current information he can review and use in a conversation about a property.
